HSBC sells Canary Wharf office, again

HSBC has recently completed a landmark deal agreeing to sell its Canary Wharf headquarters for £772.5m to a South Korean investment fund. This is the third time that the Docklands East London skyscraper has changed hands over the course of three years.

HSBC originally sold the building to the Spanish group Metrovacesa in 2007 for about £1b and then purchased it back in 2008 after Metrovasca was unable to pay back their loan in the loom of the credit crisis.

The Korean property group, the National Pension Service, first expressed their interest at purchasing the building back in September when they discussed plans to use the building as a global spread of their power.

HSBC has resided in the building since 2002 and will still be housed in the building for an annual rent of about £45m over the next 17 years.

The purchase of the skyscraper pushed up the value of National Pension Service’s portfolio by about nine hundred percent. It also places HSBC in a harsh light in terms of their commitment to London.

However, a bank spokesman commenting on the sales leaseback deal stated yesterday that there are no plans for HSBC to move to a new location.

After the deal is finalized HSBC stands to gain about £350m which should be evident on their bank sheet by the close of 2009.

The deal is just the latest in an influx of foreign investors that are interested in acquiring stake in UK commercial property.
